Nar Ouse Enterprise Zone
Plots A1 and A2

The new Nar Ouse Enterprise Zone is planned to provide 15 hectares of office, industrial and research space for local businesses. It is one of the largest brownfield regeneration projects ever handled in West Norfolk and we are proud to have provided architectural and engineering design services on its first development phase.

Plot A1 comprises a two-storey unit for office space, to including 38 car parking spaces, whilst Plot A2 comprises a two-storey office space within double-height warehouse units, including car parking spaces for 69 cars, and associated service yard area.

The design of the substructures, pavements and drainage had to address the substantial contamination risks presented by the former land use, combined with very weak ground conditions, high risk of settlement and a need to elevate the buildings to satisfy flood risk requirements.  Whilst the building structures could be supported on piles, a much more cost effective and sustainable approach was required for the external works.

Working closely with our geotechnical specialists Ground Technology Services, we were able to undertake appropriate investigations to establish the true extent of ground risk and develop a reinforced pavement design solution to overcome the substantial risk of differential settlement and ground movement.
